Home Additions & Renovations

Custom New Homes

Lots near Lawrence Brook and the Mill Pond can fall under the borough’s riparian buffer rules, which add a layer of review on top of zoning. We begin with site strategy and design the house around how your family lives.

Why Choose Kurt J. Ludwig, AIA in Milltown, NJ

Based in Milltown Since 1991

Kurt launched the firm at its current Milltown location in 1991, and the office is still at 77 North Main Street. A Milltown project is designed in the same borough where it will be built.

One Board for Approvals

Milltown’s Planning Board also holds the powers of a zoning board of adjustment, so variance requests and site plans go before one board. We coordinate with the borough early so design and approvals move forward together.

Engineering Coordinated for You

Steep slope limits and tree removal rules in the borough’s code can shape what a lot allows. Kurt works with specialty civil and structural engineers, and we coordinate those consultants on your behalf.

Frequently Asked Questions About Architecture in Milltown, NJ

Can the Planning Board review my concept before I file an application?

Yes. Milltown’s code lets an applicant request an informal review of a concept plan, and the fee for that review is credited toward the formal application. Neither the applicant nor the board is bound by it, and it is not available for concepts that need a use variance.

Are there extra rules for building near Lawrence Brook?

Yes, if the work falls within the buffer. Milltown requires a riparian buffer along surface waters, at least 50 feet wide and 150 feet in certain cases, and the applicant has to identify it on plans submitted for permits or approvals. Where the buffer rules and the zoning rules differ, the stricter one applies.

Can you design commercial or franchise projects in Milltown?

Yes. Here in Milltown, our team worked on Norman’s Hallmark’s 6,000-square-foot store at Ryders Crossing Shopping Center on Ryders Lane. Our franchise and corporate clients also include Starbucks, Dunkin’, Hilton and Goddard School.

Do you work outside Milltown?

Yes. Our service area covers New Jersey, New York and South Carolina, including Milltown’s neighbors North Brunswick and East Brunswick.
