East Brunswick and North Brunswick both border Milltown, where our office has been since 1991, and Route 1 runs from North Brunswick on into South Brunswick. Each township keeps its own land use boards and zoning code. Our work in all three covers additions, new houses, apartment and townhouse projects, and commercial buildings.

Our Services
Homes, housing developments and business projects for three neighboring townships, from our office just across the town line in Milltown.
East Brunswick’s code asks its Planning Board and Zoning Board to review work in historic districts and on listed landmarks for height, roof shape, window proportions, materials and scale. Our additions are drawn to read as part of the original house, with phasing that keeps family life moving.

East Brunswick adopted an amended Route 18 Corridor Redevelopment Plan in 2024. Along Ryders Lane, where Milltown meets East Brunswick, our team worked on the new Norman’s Hallmark super store at Ryders Crossing. We also design expansions and renovations for businesses that need to stay open.

Our office has been in Milltown, between East Brunswick and North Brunswick, since Kurt opened it in 1991. A project in any of the three townships is close to home for our team.
Each township applies its own zoning code and runs its own land use boards, so the approval path depends on which side of a town line your property sits. We coordinate with the right municipality early so approvals run alongside design.
For businesses on Route 1, Route 18 or Route 130, we plan construction in smart phases and produce construction-ready documents so downtime stays low.
Lawrence Brook’s 48-square-mile watershed takes in parts of East, North and South Brunswick, along with Milltown and New Brunswick. On sites shaped by water and drainage, Kurt brings in specialty civil engineers and we coordinate their work.
Erica Armstrong brings more than 15 years of commercial interior design and architecture experience, so offices and retail spaces get space planning and building design from one team.
Most of our clients find us through someone we have already worked for, and many come back for the next project. We also keep long-term relationships with builders and the municipalities we work in.
Which township reviews my project?
The township where your property sits. Each has its own planning board and zoning rules; in North Brunswick, for example, plans for a use the zoning permits go to the Planning Board for site plan or subdivision approval.
Does East Brunswick have extra rules for historic properties?
Yes. The township’s code sets historic district zones and a list of individual landmarks, and where those rules conflict with the rest of the code, the most restrictive one applies. Applications under those rules go to the Planning Board first.
Can you design apartments or townhouses in North or South Brunswick?
Yes. North Brunswick zoned the Main Street transit village for up to 1,875 homes, and South Brunswick’s Planning Board gave preliminary approval to a six-story apartment building near Route 1 and Campus Drive. Our multi-family work covers affordable, student and luxury housing.
Is the Historic Village of Old Bridge in East Brunswick?
Yes. Old Bridge is a historic village within East Brunswick Township, separate from Old Bridge Township next door, and its roughly 108-acre historic district has been on the National Register since 1977.
