Long Branch is an oceanfront city remade by redevelopment, with Pier Village rising since 2005 on the site of an amusement pier destroyed by fire in 1987. The Oceanfront-Broadway Redevelopment Plan, first adopted in 1996, still guides much of the beachfront and Lower Broadway. We design homes, apartments and commercial buildings across the city.

Our Services
Homes, housing and commercial work for a city where redevelopment plans and coastal flood standards shape what gets built.
Long Branch’s Historic Preservation Advisory Commission reviews applications affecting designated historic sites, and the city’s code asks that new work near those sites be compatible without copying their style exactly. We design additions in that spirit, distinct but respectful.

Some Long Branch sites, including an oceanfront parcel approved for new condominiums, fall within New Jersey’s inland design flood elevation, set three feet above FEMA’s 1-percent-annual-chance flood level. We set first-floor heights and foundations to suit before shaping the rest of the house.

The area around the Long Branch train station was designated a Transit Village in 2021, and the Planning Board has approved projects such as 94 market-rate homes on the former Seashore School site. Our multi-family designs for Long Branch favor efficient layouts and durable construction.

Inside the Oceanfront-Broadway redevelopment area, the plan’s requirements take the place of standard zoning, and a 2025 draft update maps sectors from Lower Broadway to the Pier and Village Center. We design hospitality, retail and office space to those plan standards.

Where a redevelopment plan applies, its standards replace the zoning code, so the first question on a Long Branch project is which rules govern the site.
In Franklin Township, our firm is providing construction administration assistance on a five-story mixed-use building, support that carries a design through construction.
Building energy compliance is part of our architect’s specialty, covering both residential and commercial projects.
Luxury apartments we design feature high ceilings, generous closets and sound-resistant detailing, and our portfolio also includes student and affordable housing.
For hotels, restaurants and shops that cannot close, we plan construction in phases and coordinate closely with building officials.
Repeat clients and their referrals have built our practice over more than three decades.
Does a redevelopment plan apply to my property?
It may, if the property is in the Oceanfront-Broadway redevelopment area or another designated area. There, the plan’s requirements take the place of the city’s standard zoning, subdivision and land use procedures.
What is a Transit Village?
It is a New Jersey designation for areas around train stations that encourages compact, walkable development. The Long Branch station area received it in 2021.
Does Long Branch have historic preservation review?
Yes. A Historic Preservation Advisory Commission, created in 2009, advises the Planning Board and Zoning Board on applications involving designated historic sites.
Do you also work in nearby shore towns?
Yes. Our Monmouth County locations include Sea Bright, Bradley Beach, Manasquan and Red Bank, all served from our Milltown office.
