Manasquan packs 2.5 square miles between the Atlantic, the Manasquan River and Inlet, and Stockton Lake, with Main Street running east to west through its center. The borough was among the Monmouth County towns hardest hit by Sandy, and parts of its downtown sit within New Jersey’s inland design flood elevation. We design homes, housing and Main Street businesses throughout the borough.

Our Services
Houses, apartments and shops for an inlet town of Victorian homes, beach bungalows and a Main Street lined with small businesses.
Manasquan’s neighborhoods grew with Victorian homes and beachfront bungalows. We design additions for those older houses that keep their character and, near the water, meet the elevation the site requires.

Across the river in Point Pleasant, a house we designed on pilings after Sandy rode out an October 2026 storm. New houses in Manasquan get the same storm-ready thinking.

Across the river in Point Pleasant, an Arnold Avenue townhome community shows our multi-family work, from its site layout to each townhouse. In Manasquan, we plan townhomes and apartments with efficient layouts and durable materials.

Manasquan completed a Main Street repaving with drainage and flood mitigation in 2020, and a streetscape project extends along Route 71 and Main Street to the rail line. We design storefronts, restaurants and offices for that downtown, including spaces near the 1938 Algonquin Arts Theater.

Manasquan’s Planning Board reviews development in the borough, and we coordinate with borough staff early so reviews keep pace with design.
With the ocean, the river and inlet, and Stockton Lake at its edges, Manasquan treats storm surge as a high concern, and our designs do the same.
Our interior architecture specialist plans storefront and restaurant layouts alongside the building design.
For shops and restaurants that depend on summer business, we plan work in phases so the doors can stay open.
Builders often comment that our drawings are clear and easy to build from.
As an AIA and NCARB member, Kurt brings recognized professional credentials to every Manasquan project.
Is downtown Manasquan in a flood area?
Parts of the Main Street business district fall within New Jersey’s inland design flood elevation, which is set three feet above FEMA’s 1-percent-annual-chance flood level.
Are there historic sites in Manasquan?
Yes. The Squan Beach Life Saving Station has received New Jersey Historic Trust funding, and the Algonquin Arts Theater on Main Street dates to 1938.
What does the summer population mean for a project?
Manasquan’s population rises sharply in summer, so construction timing and access around the beach season deserve planning.
Do you work in Point Pleasant too?
Yes. Point Pleasant, just across the Manasquan River in Ocean County, is one of the towns we serve, and our firm has designed homes there.
