Bradley Beach fits about 4,300 residents into roughly six-tenths of a square mile, bounded by the Atlantic to the east, the railroad to the west, Fletcher Lake to the north and Sylvan Lake to the south. The borough is almost completely built out, and its Main Street serves as its commercial corridor. We design additions, rebuilds and storefront projects across this compact shore town.

Room-by-room additions, full rebuilds and Main Street projects in a nearly built-out borough with nine-tenths of a mile of oceanfront beach.
Bradley Beach is almost completely built out, with most of its land in residential use. Our additions work within zoning limits and the scale of the block.

Development applications in Bradley Beach go before the borough’s Land Use Board, which meets at Borough Hall on Main Street. We design new houses that make the most of their lots, beginning with site strategy.

The borough adopted a new Housing Element and Fair Share Plan in 2025, setting its approach to affordable housing. We design multi-family buildings, including affordable units, scaled to Bradley Beach’s blocks.

Main Street is the borough’s defined commercial corridor, and Main Street Improvements Phase I moved forward in late 2024. Storefront makeovers, restaurants and mixed-use buildings along it are part of our commercial work.

Applications in Bradley Beach come before the borough’s Land Use Board, which meets at Borough Hall, 701 Main Street. Early coordination lets that review move with the design.
Fletcher Lake and Sylvan Lake each have their own borough commission, and both border residential blocks. On lake and ocean lots, Kurt’s civil engineering consultants handle drainage and flood planning.
Our first step is listening: what you want, what the lot allows and what the budget supports.
Our drawings combine close attention to detail with real-world construction sense, important for houses exposed to salt air and storms.
Kurt J. Ludwig, AIA is also a member of the National Council of Architectural Registration Boards.
From supportive housing honored by the Supportive Housing Association of New Jersey to townhomes in Point Pleasant, our multi-family portfolio is broad.
Is Bradley Beach fully built out?
Nearly. The borough’s master plan reexamination describes it as almost completely built out, with most of its land occupied by residential properties.
What are Fletcher Lake and Sylvan Lake?
They form the borough’s northern and southern boundaries. Sylvan Lake was once called Duck Creek and Fletcher Lake was Goose Pond, and each now has its own borough commission.
Can you help with a teardown and rebuild?
Yes. When an existing house cannot meet your needs, we design a replacement from site strategy through construction documents.
Do you work in nearby shore towns?
Yes. Our Monmouth County locations also include Long Branch, Manasquan and Sea Bright, and we serve Point Pleasant in Ocean County.
