Long Beach Township stretches along much of Long Beach Island, an 18-mile barrier island about a half mile wide, in sections from High Bar Harbor, Loveladies and North Beach to Brant Beach, Spray Beach and Holgate. It is the land left after the island’s five boroughs incorporated, which is why its neighborhoods sit at both ends and in the middle of the island. We design homes and buildings in every section.

Our Services
Elevated homes, additions, housing and shore businesses for an island township where FEMA flood rules apply almost everywhere.
FEMA classifies Long Beach Township and most of the island as a special flood hazard area, and the township notes that improving an older house can require raising its first floor to the design flood elevation. We plan additions that raise or rebuild when needed and keep the house’s shore character.

Our Point Pleasant home on pilings, built after Sandy took the house before it, held up through an October 2026 storm. New Long Beach Township houses get that same storm-ready approach, from foundation to roofline.

Our firm designed the site and townhouses for a community on Arnold Avenue in Point Pleasant. On the island, we plan townhomes and small apartment buildings that meet flood rules from the ground up.

For shops and restaurants on the island, we design renovations and new buildings with flood-resistant construction, planned in phases to limit downtime.

Long Beach Township handles development review through a Land Use Board that meets at the Municipal Building, 6805 Long Beach Boulevard in Brant Beach. Early coordination with township staff keeps reviews in step with design.
The township designates primary frontal dune areas as a Flood Hazard Protection Area with its own local design flood elevation. Oceanfront designs here start from that elevation.
Sandy caused dune loss and overwash across the full width of the island from Beach Haven into Holgate, and New Jersey then required dune construction in post-Sandy restoration. We design oceanfront and bayside homes with that history in mind.
Elevated island homes depend on solid structural engineering, which we bring in through trusted specialty consultants.
Interior layouts come from our in-house interiors specialist, so living space and structure are planned together.
A call to our Milltown office gets an actionable answer from the team, wherever on the island your project sits.
Will I have to raise my house to renovate?
Possibly. The township notes that improvements to an older house can require raising it so the first floor reaches the design flood elevation. Its flood letter points to bayside parts of North Beach Haven, Beach Haven Terrace and Beach Haven Crest, where older homes were built at or near grade.
What is a primary frontal dune area?
It is the dune zone closest to the ocean. Long Beach Township designates it as a Flood Hazard Protection Area with a local design flood elevation that is never lower than the township’s standard requirement.
Which sections make up Long Beach Township?
They include High Bar Harbor, Loveladies, North Beach, Brant Beach, Beach Haven Crest, Brighton Beach, Peahala Park, Beach Haven Park, Haven Beach, The Dunes, Beach Haven Terrace, Beach Haven Gardens, Spray Beach, North Beach Haven, South Beach Haven, Beach Haven Inlet and Holgate.
Do you also work in Point Pleasant?
Yes. Point Pleasant is the other Ocean County town we serve, and our firm has designed homes and a townhome community there.
