Award-Winning Architect in New Brunswick, NJ

In downtown New Brunswick, we designed Townsend Street, the city’s first affordable housing development built to Passive House standards and a 2026 Project of the Year from the Supportive Housing Association of New Jersey. The city also holds the 32-acre Livingston Avenue Historic District, lined with Queen Anne, Colonial Revival and Classical Revival buildings. Across the rest of the city, we take on houses, apartment buildings and commercial spaces from our office in nearby Milltown.

Our Services

Architectural Services for New Brunswick, NJ Properties

Award-winning multi-family design alongside residential and commercial work, backed by more than 30 years of practice in Middlesex County.

Home Additions & Renovations

The Livingston Avenue Historic District’s National Register listing spans buildings from 1850 into the 1940s. When we add to or renovate a house of that era, we work to honor its original style and keep the permit drawings clear.

Custom New Homes

When a New Brunswick lot needs relief from zoning, the city’s Zoning Board of Adjustment hears use and bulk variance requests. We take a new home from site strategy through design, ready for that review if your property requires it.

Multi-Family

Townsend Street uses about 30 to 35 percent of the energy of a comparable property, which lowers operating costs and helps keep its homes affordable for residents with the greatest housing needs. We bring that same focus on efficiency and long-term operating costs to affordable, student and luxury housing.

Commercial

For downtown businesses and institutions, we design expansions, renovations and new buildings in phases, with construction-ready documents that limit downtime. Our institutional clients have included United Way.

Why Choose Kurt J. Ludwig, AIA in New Brunswick, NJ

New Work Beside Landmarks

Livingston Avenue’s historic district includes the 1903 Beaux Arts New Brunswick Free Public Library. We design new construction and additions to sit comfortably next to buildings of that age and quality.

Variance and Site Plan Together

When a project needs a use variance, New Brunswick’s Zoning Board of Adjustment can consider the variances and the site plan in the same application. We prepare those packages so design and approvals advance together.

Energy Compliance on the Team

Our architect Nikki Kluj focuses on CAD drafting and building energy compliance for residential and commercial projects, expertise that supports energy-efficient work like Townsend Street.

The Kurt J. Ludwig, AIA Advantage

Student, Affordable and Luxury Housing

Our multi-family experience includes student housing planned around student safety, student lifestyles and parents’ expectations, useful in a city that is home to the Rutgers New Brunswick campus.

A Phone That Gets Answered
