Point Pleasant is bounded by the Manasquan River to the north and Beaver Dam Creek to the south, with the Point Pleasant Canal, opened in 1925, linking the river to Barnegat Bay. Nearly 19,000 people live in the borough, which is separate from neighboring Point Pleasant Beach. Our firm has designed homes here, including a storm-resistant house on pilings and a townhome community on Arnold Avenue.

Our Services
Waterfront homes, townhome communities and local businesses in a river-and-bay borough where our own designs already stand.
Borough officials have noted more Point Pleasant homes being built with elevators, partly because of state elevation rules, as the borough updates its flood ordinance to keep pace with state law and proposed FEMA maps. We design additions and raised renovations that handle elevation, stairs and access together.

After Sandy destroyed a waterfront home here in 2012, we designed its replacement on pilings and planned it to resist future storms. In October 2026, that house came through another storm, and we bring the same thinking to the new waterfront homes we design.

On Arnold Avenue, we designed a townhome community from the ground up: the site plan first, then every townhouse on it. Townhome and apartment projects get that same site-to-building approach, with durable materials suited to the shore.

Commercial site plans in Point Pleasant go to the Planning Board, which meets monthly at the Municipal Building on Bridge Avenue. We design renovations, expansions and new buildings for local businesses and franchise brands alike.

Point Pleasant is one of the places where our designs have been built and tested, from Arnold Avenue townhouses to a waterfront home that has weathered a recent storm.
The Planning Board meets on the fourth Thursday of most months and the second Thursday in October, November and December, at 2233 Bridge Avenue. Planning around that calendar keeps a project moving.
The Manasquan River, the Point Pleasant Canal and Beaver Dam Creek give the borough waterfront on several sides. Kurt brings in civil and structural consultants for lots along that water.
When a house goes up on pilings, stairs, elevators and entries need as much design attention as the rooms above.
From the first conversation through construction documents, the same team stays with your project.

Is Point Pleasant the same as Point Pleasant Beach?
No. Point Pleasant is a separate borough of about 19,000 people. It borders Point Pleasant Beach and Bay Head to the east and Brick Township to the west, and it also touches Mantoloking and Brielle.
Why are more homes here being built with elevators?
Borough officials have linked the trend partly to state elevation rules, which put first floors higher above grade. An elevator makes those homes easier to live in, and we plan for one from the first sketch when it makes sense.
Can a home be designed to stand up to storms?
No home is storm-proof, but choices such as pilings and proper elevation make a real difference. Our Point Pleasant replacement for a house lost in Sandy was built on pilings and came through the October 2026 storm.
Do you work in Manasquan too?
Yes. Manasquan, just across the Manasquan River in Monmouth County, is one of our locations, and so is Long Beach Township on Long Beach Island.
