Scotch Plains covers just over 9 square miles at the base of the Watchung Reservation and is home to nearly 25,000 residents. Its history runs from the Osborn Cannonball House, downtown since 1777, to Shady Rest, founded in 1921 as the nation’s first African American country club. Our work here ranges from additions on older homes to new apartments and storefronts.

Our Services
Homes, apartments and storefronts for a township whose redevelopment plans are guiding the downtown’s next chapter.
Scotch Plains has a historic site and district preservation ordinance on its books, which provides for design review of designated properties, including their mass, height and materials. We design additions that respect those same qualities in any older home.

Every development application in Scotch Plains also goes to the Environmental Commission, which reviews and comments for the township’s land use boards. We plan new houses with that review in mind, starting from the site and its setting.

Scotch Plains’ Affordable Housing Committee oversees the township’s compliance with its 2018 settlement with Fair Share Housing Center. Our housing work spans affordable homes, student residences and luxury apartments, with phasing that protects occupancy in existing buildings.

The township’s downtown redevelopment plans cover sites including 347 Park Avenue and 350 Forest Road, East Second Street and Fatima House, guided by a Downtown Redevelopment Committee. We design shops, offices and buildings with apartments over retail for an evolving town center.

The Zoning Board of Adjustment handles zoning map interpretations along with bulk, use and conditional use variances, while the Planning Board reviews applications for development. We confirm early which board your project needs.
Scotch Plains appoints members to the Green Brook Flood Control Commission, which seeks a flood control solution for the entire Green Brook basin. On sites where drainage matters, our civil engineering consultants join the design from the start.
Nine historical markers placed by the township’s preservation committee trace stories from the Battle of the Short Hills to Shady Rest. When we add to or restore an older building, we keep its character intact.
Good architecture begins with listening, so our first conversation is about your goals, constraints and budget.
Contractors often say our construction documents are the easiest they have built from.

What does the Environmental Commission review?
It reviews and comments on all development applications that come before the township’s land use boards, and it advises the Town Council on environmental issues.
Is Shady Rest a historic landmark?
Yes. Shady Rest Country Club was added to the New Jersey Register of Historic Places in May 2022 and to the National Register later that year, and the township has owned the property since 1938.
Can you help with an affordable housing project?
Yes. Our multi-family experience includes affordable housing, and our Townsend Street development in New Brunswick, designed by Kurt, was named a 2026 Project of the Year by the Supportive Housing Association of New Jersey.
Do you serve nearby Westfield too?
Yes. Westfield is the other Union County town on our location list, and both are served from our Milltown office.
